NOTICE OF SHERIFF’S SALE
Notice is given that on the 2nd day of November, 2026, at 10.m., in the foyer of the Cotton County Courthouse, at 301 N. Broadway, Walkers, Oklahoma, the Sheriff of said county will offer for sale and sell for cash at public auction, to the highest and best bidder, all that certain real estate in Cotton County, Oklahoma, to wit:
Lots Eleven (11), Twelve (12), Thirteen (13), Fourteen (14), Fifteen (15), Sixteen (16), Seventeen (17), and Eighteen (18), Block One (1); Lot Twenty-Six (26), Block Four (4); Lots One (1), Thirty-Two (32), Thirty-Three (33), Thirty-Four (34), and Thirty-Five (35), Block Five (5); and Lots One (1), Two (2), Three (3), Four (4), Five (5), and Six (6), Block Six (6), all in Walters Heritage Addition, to Walters, Cotton County, State of Oklahoma, according to the recorded plat thereof.
Sale will be made pursuant to a Writ of Execution issued upon a judgment entered on the November 12, 2025, in the District Court of Cotton County, Oklahoma, in Case No. CJ-2024-2, wherein ERIC A LARSON, AS TRUSTEE OF THE ERIC A. LARSON TRUST (“Plaintiff””) was Plaintiff, and MIDWEST CAP, LLC was Defendant, Plaintiff recovered a judgment against said Defendant as follows:
As of August 12, 2025, there is due to ERIC A LARSON, AS TRUSTEE OF THE ERIC A. LARSON TRUST on the Note and the Mortgage, the principal sum of $75,000.00, plus accrued interest and late fees in the amount of $53,433.34, for a total pay off amount of $128,433.34, together with Plaintiff’s reasonable attorney’s fees and court costs in the amount of $11,836.31, as of November 12, 2025, together with interest accruing thereon pursuant to the contract rate, all expenses advanced on behalf of these parties, reasonable attorney’s fees, court costs, and the costs of collection accrued and accruing, for which the Mortgage is a first and prior lien upon the real property and premises described hereinabove.
